Forfeiture of Lease

We work with commercial landlords and managing agents to take back possession of commercial properties. We can manage the forfeiture of all types and sizes of commercial property, including large industrial units, retail and leisure outlets, and office space.

We understand that to take the decision to forfeit a lease is always a last resort. However, your tenant may have continuously failed to pay the rent on time, or maybe is in considerable arrears, or because they’re in breach of one or many of the conditions of their lease.

Once we have taken back possession of the property, we can assist in the process of allowing your tenant supervised access to the property. Our enforcement agents can return to site at an agreed date and time to allow the tenant entry to remove their belongings.

In the more extreme cases and where necessary, we can provide security patrols, dog handlers and concrete bollards to secure your interests from any increased risk after the point of forfeiture.

Due to our diverse knowledge and experience, EAS can provide you with an unrivalled level of support.  If you have an issue or special request and would like to talk to a member of Our Team, please click to contact us or request a call back.

  • EAS enforcement team will arrange with a local locksmith to effect entry to the premises.

  • We will display the required legal notices inside and outside of the premises.

  • If required, we will complete an inventory and photograph the premises.
